The allure of new construction in Seattle is undeniable. Gleaming finishes, modern layouts, and the promise of a blank slate can be intoxicating. But before you dive headfirst into this adventure, be warned: the path to new construction bliss can have many pitfalls.

Tips for Buying New Construction in Seattle

Enter the Buyer’s Agent: Your Guardian in the Maze

Having a good buyer’s agent is the first, and arguably most important, tip for navigating new construction. Builders have a vested interest in saving money on the buyer’s agent commission. With no buyer’s agent, the builder can maintain more control over the process. It often leads to them pressuring buyers to go solo, painting a rosy picture of a streamlined transaction. Don’t fall for it! Having an agent on your side levels the playing field. They advocate for your interests, negotiate on your behalf, and act as your translator through the complex new construction process.

Not All Agents are Maze Masters

While any agent is better than none, remember that not all have mastered the new construction landscape. Look for someone with proven experience navigating the intricate world of builders, deadlines, and hidden clauses. Ask them about their past new construction transactions and the builders they’ve worked with. Inquire about past success stories involving new construction homes. A seasoned veteran can distinguish between a dream home and a buyer’s worst nightmare.

Beware the Siren Song of the Open House

Those tempting “Open Houses” beckoning you with fresh cookies and gleaming countertops? Proceed with caution, dear adventurer. The seemingly innocent form you fill out might be more than just a guest list. Some builders cleverly disguise these forms as marketing tools, but a legal agreement may exist within their innocuous lines. Skip the “Agent Name” field at your peril. Once left blank, you forfeit your right to bring in an agent later, leaving you alone in the negotiation labyrinth.

The Taylor Morrison Tale: A Cautionary Case Study

This year, I witnessed firsthand the devastating consequences of this very scenario. My clients were eager for a Taylor Morrison home in Redmond. They naively filled out what looked like “a marketing form” without putting me as their agent. When they were ready to submit an offer, it was too late for me to help. The builder legally prevented them from seeking my expertise because my name was not on the form.

Their dream home turned into a cautionary tale, a testament to the importance of vigilance in the new construction arena. These clients decided (very wisely) that having a buyer’s agent (me!) representing them was more important. So we found another house, and they could not be happier!
